The last Friday of the fourth month of 2012 was remarkable...closings beginning at 7:00, extending to 7:00. Showings set in the morning to be cancelled in the afternoon due to contracts pending. Multiple offers accompanied by love notes to the sellers that wax poetic on nostalgic aspects of homes and neighborhoods. NPR, National Public Radio, did a piece on the changing real estate market today that mentioned a multiple offer situation where the only reason that the acceptance of a buyer's offer against the multiple offers received was because he was willing to accept the family pet as an inclusion! Talk about Seller Downsizing! If you haven't tuned in to the real estate market in the Denver metropolitan area, tune in because it is one of the leaders in the rebounding marketplace. Pent up desire to move real property was anticipated, but not at the explosive levels seen in the last few months. Doorknob deliberation is a thing of the past, buyers are heading out with pre-qualifying letters and a Realtor with a mobile device that can electronically send offers within minutes. If you are a Buyer, this is the Spring training of the buying season. A pre-qualifying letter for the mortgage allows a buyer to move to a higher position while competing with multiple offers. The internet may or may not be your new best friend. The market is swift, so commit to a Realtor that specializes in the area you will search. A Kentwood agent has the advantage of three major offices in the metropolitan area, and active sales meetings and tours that often highlight properties that never make the multiple listing service. A neighborhood specialist networks, and networking is the new best friend for this housing market. The National Association of Realtors will be hosting its annual Open House Weekend this last weekend in April. There will be many homes held open including the new listing in Castle Pines Village at 61 Indigo Way.
