On a recent zero degree snowy Denver morning, the Kentwood City Properties brokers toured several properties that were just listed or are listed as coming soon. Since the temps dropped to well below zero the night before, and the snow had fallen in inches on the two previous days, the sidewalks were hard packed and icy. Job skill set #3 for selling residential properties, a background in figure skating.
Undaunted by the snow and ice, the lock boxes containing house keys provided ample opportunity for flesh adhering to cold metal. Job skill set #2, prior work experience as a locksmith.
Selling residential real estate is not for the meek nor weary. Upon entering a property on tour, a rather old, precious, blind and hard of hearing Lassie-esque dog was standing on guard in the hallway on her bed. Skill set #1 Must Love Dogs.
The notion that residential real estate brokers must be schooled and tested in real estate law, real estate agency, real estate finance, real estate commission approved contracts, real estate markets and marketing, real estate web sites, the internet, real estate development, mortgage rates and other lending opportunities, real estate titles and commitments is correct. Residential real esate brokers must also be current on mandatory subjects as it relates to contract changes and inspection issues, must keep a license current with several hours of continuing education course work and keep a current ethics class certificate to be members of the local, state and national realtor boards. All of this is what makes a real estate broker a professional. What is not commonly known are the other skill sets involved, including #1 Must Love Dogs.
A fews years back, a well known and beloved dog in the Castle Pines Village neighborhood was at home when a broker with a scheduled appointment arrived with a client. The adorable Bichon greeted the broker and client with a coquettish wagging of tail and the obligatory asana (original dog pose) of rolling on his back for a tummy rub. The broker and client toured the all three floors of the house unaccompanied and upon leaving they were greeted at the door by the same dog in full palace dress...teeth bared and growling. It seems, his technique for getting the house sold was to keep the client in the house. The broker did not panic, made a few phone calls (luckily Castle Pines Village is a 24 hour gated community with emergency services personnel) and the real guards showed up with none other than Popcorn treats. You just can't make this stuff up.
So when considering a brokerage firm to represent you and your family, including the furry friends, trust a company whose brokers have the skill sets necessary.

Earth is celebrating another birthday with the usual list of interesting guests, earthquakes in California and snowstorms on the east coast. But the party this year was held in Colorado...on the actual Earth Day, Sunday, temperatures hovered just under 80 and on Monday went over 80. The Denver area, is experiencing the most glorious spring in years with blossoming trees in full bloom, lilac bushes full with fragrance and parks and golf courses greening up. If you are to "Go Green" to celebrate Earth's birthday, Denver delivered.
The remainder of this last full week in April promises more record breaking temperatures, the summer sneak peek. And if the weather is heating up in Denver, the housing market is hot!
The National Association of Realtors is celebrating its national Open House Weekend, April 28-29. On
Saturday, 61 Indigo Way will be held open from 11-2 and while you have finished touring 61 Indigo Way walk on down the fairway to view the lot at 89 Indigo Way, the lot on the tenth hole of the Castle Pines Golf Club.
To get to Castle Pines Village, take I-25 south, approximately 10 minutes from C470 and the Park Meadows Mall. Take Exit 187, Happy Canyon Road, and meander down the tree lined path to the round-about and stay right to go through the Main Guard Gate. There will be arrow signs posted to Indigo Way.

...two things that are certain in life, and one of them is coming right up. Whether you procrastinate the inevitable or even extend, you have to plan for taxes. As we move through each year, the constant knowledge that we will be paying taxes is ever present so we plan for it. How different the concept of death as many do not plan for that inevitable event. Many consider a long term estate, but a short term plan is as valuable. In developing a short term plan a basic decision to make is whether you are in the right home, need to sell a home or perhaps change to a different community or area. If you have longed for a beach house as "soon as we sell the big family house with the never ending yard", maybe now is the time to list that house so you can plan for the beach house. If you have not tried but have yearned for an urban loft style existence, what are you waiting for? Make a short term plan to get that house listed. There has never been a better time to make a short term plan that will eventually fit the long term goal. We are seeing a low number of listings in a variety of neighborhoods throughout the Denver area and a large number of buyers. With interest rates remaining at record lows, buyers are looking but many are not satisfied with the lack of inventory, so it is a great time to buy and a great time to sell. A new product on the market is a 10 Year ARM at a 4.375% fixed rate. You can make a lot of plans during a 10 year period, even a few "change of plans". If you are interested in developing a new plan, listing and selling a home or purchasing a new home and taking advantage of the low interest rates and how they fit into your tax planning, contact me.
The IRS has extended the tax deadline to April 18th, so you have some extra time to start planning.
